1. What type of insurance coverage is required?
Landlord and Tenant shall each carry their own comprehensive liability insurance. Limits shall be no less than $1,000,000 per occurrence and $2,000,000 aggregate. Tenant must furnish Landlord a current copy of the liability insurance certificate for Landlord's files. Tenant shall also carry insurance on the contents of the demised premises as it may require.
2. Am I required to pay a security deposit?
A security deposit and the first months rent is payable upon signing of the lease, unless other arrangements have been made. The security deposit or balance of will be reimbursed to the tenant upon vacating the premise.
3. Am I responsible for maintenance with in my space?
In most cases, the tenant is responsible for normal wear and tear of their space. Items include, but are not limited to, light bulbs, light fixtures, furnace filters, carpet, and plumbing fixtures.

4. Do you offer an office cleaning service?
We can offer names and telephone numbers of cleaning contractors that can provide the service for you. The cost for the cleaning can be added to the monthly rent or can be paid directly to the cleaning contractor.
5. What is a triple net lease?
A triple net lease includes base rent, common area fees, and insurance and real estate taxes.
6. Can an existing space be modified to fit my needs?
With a little information from you, we can design your space to best fit your needs. We have a designer on staff that will work with you and help answer any questions you may have. Our construction company can complete tenant requests.
7. Are utilities included with rent?
No, each Tenant is responsible for paying their own utilities.
8. Will I have an assigned parking space?
No, we do not assign parking. All our buildings have adequate, free parking available. |
